PLEASE READ ENTIRE DESCRIPTION before messaging me. I’ve made this as detailed as possible to avoid wasting both your time and mine.
Everyone’s first question, price. I threw this up just below the borough appraisal. I’ve only seen 1 or 2 for sale in the last year or so, and they were listed around this, but I have no idea what they sold for, so open to offers for sure. I CAN’T take payments or do owner finance. I doubt this will qualify for financing as a trailer, so likely needs to be a cash sale. You could maybe do a personal loan, but that’s for you to figure.
IT MUST BE MOVED. It is located off the front side of Mackey Lake road just outside Soldotna. I’m not going to post the address, because I don’t want people just showing up. There are steel I beams under it (which aren’t cheap) from the last time it was moved. Those stay with it, so it shouldn’t be hard to get moved. You’ll need to arrange the move. How much it will cost likely depends on where you’re moving it to.
Basic details:
1970s-ish 24 x 44 double wide roughly 1,030 sq ft
3 bedrooms

-Bedroom 2 (unpainted)
12’ x 11’
-Bedroom 3 (pink)
9’6” X 11’
1 bath with W/D

Skirting also goes with it, and you can take the porches if you want them. They aren't in great shape.
The good:
It's fully livable as-is. There’s nothing major wrong with it, and it’s got a great floor plan. The bedrooms are large, and the space is laid out in a way it doesn’t really feel like a trailer. It has a ton of potential.
The bad:
This place has seen some things, and by things, I mean kids, pets, and likely less-than-respectful people. The carpet is garbage. There’s missing siding in places. Someone even shot it with buck shot in one place. But all the above is more cosmetic than anything else. The only thing I would say should be addressed sooner rather than later is the roof. There is rust from the furnace exhaust vent, and during the rain we’ve had I noticed a slow leak around the furnace pipe itself. It’s likely the seal, so not a hard fix, but I haven’t been on the roof nor am I a roofer to inspect it.
I have a video walk through I can provide on request.
